I am interested in finding 4-8 family properties and learning the different ways to finance and analyze value. Are these topics of conversation?

I appreciate the feedback. I would like to do this with another person so I will have to check out our local reia and network some more. I think A mentor would fit my personality and goals a bit more. I would rather not get a second job but a temporary increase in cash would be nice. Thanks.

I purchased my first house which is a duplex and I love it but I am hungry for more. Without a mentor here in cincinnati, I feel that quads up to apartments is something I would really like. I assume and read numerous posts that I need to build up cash flow but am I limited to flipping? I am interested in seeing how much money I need to keep moving forward. How have some of you got your start. Should I get a second job to get more money?

as much as I like the idea, I don't think it is the right fit for most renters

Thanks guys, I appreciate the replies. Yes, the bottom floor was occupied by a master plumber and his wife luckily enough :). I feel as though I lucked out. They wanted to extend their stay another 6 months and I don't see why not. I had two questions, where can i find some good contract templates for my tenants/future tenants. Also, the topic of bed bugs really depresses me b/c it is such an expensive nuisance. Parents had them and spent 4k heat treating the house.

Any way, thanks for the welcome, I intend to be very active and expect to purchase a multi family within the next two years. David, would like to speak more about your experiences. Quick facts about my house. Bought for 128,500 rent for 650/month. Mortgage is 1024/month. . Will be sure to add picture and contact details soon.

My name is Steven Bays and I am excited about finding this site! I am 25 years old and just bought my first house for me and my soon to be fiance. We bought a duplex in Cincinnati and absolutely love it. My dream is to own an apartment complex with a community pool in the center, yes the cliche one. I am currently interested in multifamily homes and of course have a billion questions. I am hungry to learn and looking for a mentor. Thanks! Looking forward to speaking with so many soon!
