What have you all done to fix this. I am owner occupant 2nd floor and the creaky floors are bothering me from walking. I haven't seen anything without drilling from under neath but that would put a bunch of holes in the 1st floor ceiling. Anyone have a remedy for some original hardwood? Thanks!

That is interesting. My question being is if there is any degree of difficulty with Kentucky? There are some favorable spots in both and being able to utilize both states would be great. I had a couple tell me if was more tenant friendly which made me pose the question. Thanks!

I live in in close proximity to Northern Kentucky and have an interest in investing in Cincinnati and Kentucky. Is there a strong deterrent from investing Kentucky or any strong differences between the two states especially for my first investment rental? The point I am getting to is if Kentucky is landlord friendly or should I wait until I have a couple under my belt before moving across the river. @James Vermillion to weight in. Thanks!

Troy Fisher I can certainly appreciate that Troy. Maybe next year I can look at getting another duplex and build on that and hold off on the second FHA for now. It's hard to wait but I think a couple years of landlord ing will make my empire run smoother down the road as well. I can't wait to put up potential deals come march and April. Thank y'all as always

Andrew S. The roof has a lot of life left. In the next 5 years I will need a new AC and furnace, unless they outperform their life. At any point in the future would I consider refi to pull out the FHA loan and PMI or does generally the increase in interest make it a wash? Honestly I still thought he PMI would be removed at 23% equity but my fault for not knowing of the change. I intend to invest in one or two more properties next year Conventional and fiancé FHA loan only if it makes sense.
