I have paperwork and everything as ready as I can handle. I plan on not using a property management company and renting within a 20 mile radius of my home here in Anderson Ohio!!!

So I have been back and forth on which I would like to start with. SFH have more exit strategies and that is favorable to a first timer but I love the returns on MFH. If I have 20-25% down in cash and credit cards to make a move before winter hits cincinnati, what do you all recommend as my first purchase? Thanks for any feedback.

I did the exact same thing but my rent is 650. Your mortgage is less than mine by 400. It is totally worth it to owner occupy this property but if you are lookin to invest. I would find a cheaper up lex or like yet said, go with a four family. This is the best first investment to make!!

A real estate lawyer is definitely someone I need. Thank you all for the advice. I find it interesting that no one has brought up questions to ask about thexondititon of the house or other such issues. Suppose an inspection would work just as well?

Finding a few properties that are OF, what questions would you ask from most important to less important. There are some properties I like that are advertised as owner financed and before I go in and make a fool, what would you ask to make the best decision?
