Hi @Penny Job,

I would second (or third, or whatever) the books J. Scotts wrote. However, the costs/man hours are a little off in our area. It's definitely good to know and work with a contractor or subs that you trust.

The Helena Market is good, we had a very busy year. We don't have the huge flip market that some areas do, but it's possible. I'm working on one right now. Let me know if I can answer any more direct questions.

I have a tenant in a single family home that has been there for a while. He has notified me that he is getting married next month and his wife has a child with special needs. The child requires a machine to breathe, wheelchair and ADA accessible amenities. He has came to me and said they have money to make alterations to the house that would include installing a backup generator, ramp, shower, and a few other items.

I want to work with them, but I am curious to get some feedback. Are there things I should be thinking of that I'm not? Thanks for the input.

Thanks for luck. I've built a few places of my own, acting as GC and doing some of the work as well. They're all out of the city though, and not subject to inspections or permits other than electrical and plumbing.

I have a project underway and am doing some of the work myself. I'm curious if anyone else has run into a problem when rehabbing a property, and doing the work yourself. Have you been required to have a General Contractor's license? In my city, you are not allowed to work on the property unless it's your own, that you will be occupying. 

Not normal. How old are the counter tops, and did you have them installed? They're pretty tough to crack. You might talk to the manufacturer/installer.

Sounds like you got this taken care of. I would have advised the same though. I'm never offended when a homeowner tells me about all of the work they've done, and a list is particularly helpful - it saves me all the writing!

I'm curious if anyone (without a legal background) has experience creating an LLC on their own. I see all of the online form "help" but I'm not sure about the validity of it. Any feedback?

I listened to a podcast a while back with an attorney out of Texas, but I can't find it now. If anyone knows that number please let me know.

Libby has to be a an interesting market. Is that where you're sticking to, or are you looking at other communities? I can't help you with a buyer's list on that end of the state. I do see a few foreclosures come through that area though. Do you ever look at auction.com?

I would agree that listening to the podcasts is a huge benefit. Not a bad thing to keep do while jumping in.

I'm an appraiser and work mostly with private clients; either attorneys representing divorce cases, estates, or some other disputed items. These often times end up in the owners selling the property. A lot of clients are private individuals looking to sell and wanting to know what to ask for their house. I have several of these come through in any given month.

My problem is, ethically, I can't appraiser their house and then tell them I'd want to buy it.

Are there any other appraisers on here that deal with this? or anyone else in a similar situation that can lend some advice?
