I have an aunt in Polson who is also an appraiser. I would love to know more about the market. I understand rentals are in pretty high demand.

@Joshua Daniels, after an incredibly busy summer, we're starting to see a little bit of a slowdown in Helena. Multi-family investment property has been crazy (prices and transactions) but with the addition of a new 240 unit complex coming in, that could change.

If anyone ever gets this way, I would buy you a cup of coffee and visit for a while!

I'm an appraiser and work mostly with private clients; either attorneys representing divorce cases, estates, or some other disputed items. A lot of clients are private individuals looking to sell and wanting to know what to ask for their house. I have several of these come through in any given month.

My problem is, ethically, I can't appraiser their house and then tell them I'd want to buy it. 

Are there any other appraisers on here that deal with this? or anyone else in a similar situation that can lend some advice?

I'm new to the active investing side of real estate. I found a property that would be a text book flip, and was really excited about it. I made an offer, that I thought was a really strong offer, however got beat out. I was so excited about it and the process, it was kind of a rush!

Since I found out I didn't get the deal, it seems to have taken a little wind out of my sail. Any tips for staying focused/motivated? Does the feeling of that "rush" ever go away and just become business?

An appraisal can be done "as completed", meaning it would assume the roof was new at the time of appraisal. They would most likely have to go out and do a final inspection to close the loan, but it wouldn't be any different than a HUD/FHA loan with repair requirements, or a proposed construction appraisal.

Hi Carrie, I'm in Helena and I have family in Billings and Red Lodge. I've never looked much into the rental market down there. I would bet a vacation rental would do well.
