I need recommendations for competent lenders to finance 1-4 unit properties. I understand these properties fall into residential mortgages. There are too many lenders to choose from. I don't want to pick at random.

I'm new to REI. Does a duplex fall under conventional residential lending? Are the down payments and interest rates higher? I know not occupying the property raises rates and excludes FHA loans. Thanks
