I'm going to buy a new house and need to get my current home rental ready. I need a GC for interior paint, new carpet, and to address some wood rot behind the fireplace. Any recommendations would be greatly appreciated.

My situation changed. I got remarried around that time. However, I'm ready now to either buy a duplex or single family to BRRRR. I pulled the trigger by cashing out my IRA. Each day I analyze a deal or talk to a lender. I discovered credit unions have investor products at very reasonable interest rates. For my first deal, I'm looking for properties that require little rehab. I lack the experience and time to manage a full rehab. Lenders are very conservative with first time investors.

I plan on purchasing my first rental soon. I'm creating my team to make it a smooth process. I reached out to one leasing agent already. They haven't gotten back to me, not a good a sign. Can anyone recommend a good leasing agent.

I found a light rehab that needs interior/exterior repainting. What are acceptable prices per sqft for interior and exterior painting. This is my first rehab and I don't want a contractor to take advantage of me. I know there are several factors. I'm just looking for ballpark figures to know, if the contractor's bid is way off.

I need recommendations for contractors. They can be for general or speciality (tile, paint, plumbing etc) contractors. I've searched existing posts with little success. Any help would be appreciated.
