I'm looking at properties to potentially buy and rent. I want to make sure the rents needed to cash-flow are marketable. I've looked at rentals on Zillow to get a general idea. What do you do to find out what a property will rent for?

I'm new to this game. How do I determine the potential rent increase? Ask a property manager for comps?

Is the value added to the property worth the AC investment? Tenants pay for the electricity to run the wall units anyway.

A lot of the properties in my price range have window AC units. I was curious how much contractors charge for a central AC retrofit. Should I even bother since I want to eventually rent the property? I feel central air would value. I know these will be ball park estimates. I'm know there are many variables. I priced 4 ton units between $1.5-2k. Any estimates or suggestions would be appreciated.

Could you define a true deal? Are we talking about pre-foreclosures, County auctions, and REOs? I need to come to your meeting. However, I'm more interested in Buy, Rehab, Rent than flipping. Do you cover these aspects as well?

I've looked into du/triplexes, but I can't afford them. I plan on renting out my current home to cover the mortgage on the new property. I'm trying to do this without a cosigner on the loan.

I keep finding decent multifamily properties. However, when I crunch the numbers, the taxes make the property an impractical investment. Are there tax credits or other means of lowering the property taxes? I know with your own home, you can contest tax increases with the Appraisal District. If I could lower the taxes, this would open up more opportunities.

I want to purchase a SF home to rent out. A conventional won't work at the moment. BP got me thinking about creative financing strategies to start investing. I can purchase a property with a FHA loan. Obviously, I'd have to live in the property to get FHA financing. How long do you have to occupy the property before you can move out and rent it out? Thanks.
