I see on investor websites and other types of marketing campaigns where they are guaranteeing an offer within 24 or 48 hours. How are they doing that? Do they just throw a number out at the seller and then negotiate once the meeting is set? Does anyone have any experience with this or have heard how this strategy works? 

You help will be much appreciated!

I've done tons of door hanger campaigns but I have gotten only two calls - one that was window shopping and already had a Realtor he was working with and another that yelled at me to not put door hangers at his property as he had renters living there. Lots of money down the drain! :-(

 Where are you getting the list 6-12 weeks prior to auction? Are these available for all states or just the states you do business in?

 We get our list from the title company. We pay $10 a month and get a list every friday.

 That is awesome! Title companies in Texas wont do that, or at least the ones I have spoken with wont do that. :-(

Jerry, this is a great letter. Do you use this same letter as a follow up letter if they do not respond to you or do you use a different letter? If you use a different letter, can you share that letter or let me know what the differences are?

Below is letter copy I've used to great effect in several cities. The handwritten P.S. is a key part of it's success. But you could undoubtedly get the copy itself on a Postcard.

I would recommend focusing on the primary strategy, saving the rest for second and third bites at the apple once the relationship is established.

I am new to REI and have used MailingList.org to get 30,60,90 list. I have not gotten a single call from from my mailings. I have mailed about 2500 letters but no luck so far. I have gotten a few hundred of them back that said Unable to Deliver. I have a feeling that the data is old and individuals at those addresses have moved out. Has anyone else used MailingList.org and have had any luck with their list?

Chris, I cannot find the website for Short Sale Association of America. I was able to go to their LinkedIn page and used the URL listed but the website is no longer active. Do you know if this company is out of business? 

Has anyone else had success with 30,60,90 day lists? If so, could you please share the list provider's name and maybe their website address?

Looks like you have a great deal. Keep an eye on the expenses. Dont let them get out of hand by getting too fancy on the fixes/upgrades.
