What is the best mail piece for pre-foreclosures
I am mailing to a new list of pre-foreclosures at 6-12 weeks before they go to auction.
Is a postcard enough to get them to call, or is a handwritten letter or typed letter the best?
What is the best message without offending them?

It depends on your market. Low end: post cards, $cash$, fast. Middle market mixed: cards, handwritten letters, personal notes, quick closing. Upper market; formal 25lb stock letterhead focused on exactly how your offer will help them. You're in the solutions business and each market segment will have different triggers. Use a post card in an upper income market and you will see traditional junk mail market response rates. Try to determine the triggers in your area - if forclosures are taking a long time then you may have to touch 4-6 times before you hit the point where there is a sense of urgency.
