$1917 for flood insurance...this year...

I have an accepted offer on a 4plex, it's a short sale. In the offer it states that I get the security deposits for all rented apartments. The building is full, and it's $2,525.

I don't know, the seller signed the offer, and now the listing realtor says they don't have it. The seller and the bank signed off on this deal. The closing/title company lady called today and says not giving the buyer credit for the security deposits is a new practice, that she's seen where the bank doesn't pay pro rated property taxes either. The bank is paying the taxes in this deal.

I like the building, the numbers are good...but this is the second problem, the first being told the property is not in a flood zone, but it is.

Maybe it's a sign to walk away.

Everyone agrees I can walk away with no penalty because of the flood zone non disclosure.

I feel the listing realtor is very unprofessional, to say the least.

Do I have any recourse?

I have an accepted offer on a short sale 4plex. The listing info says "Flood Plain: No". I went for a mortgage Thursday, the Loan Officer called me up the next day informing me the building was in an AE Flood Plain, and that I needed FP insurance. The quote was $1917/yr.

I know I can back out with no penalty because of the misrepresentation, but it was a real punch in the gut, my spirits are pretty low. I placed everything on hold to think about it over the weekend.

I think my only choices are to back out, or request a reduction in price.

After reading this thread, I feel like backing out, there are plenty of other buildings out there... but this was a beautiful building. The wind is really out of my sails this weekend...

What would you do?

No one at the present.

As you know, being a landlord isn't for everyone. Also, there are many misconceived ideas about it, and those are tough to overcome

In June of 1966, my Mother and Father sold their duplex to buy this 4plex, paying 38K. This building made life comfortable for our family, but as young children, we didn't understand it. It put my brother through college, made a new car every 4-5 years possible...etc. My Parents never took RE investing any farther. Dad worked his full time and a part time job, Mom stayed in the house until we kids were older, then worked part time. This building was enough to help, not too much to be a burden.

My Mother just passed away on the 21st of December, my Father on the 16th of December of 1998.

In my Mother's generosity, she left the building to we three kids. My brother and sister never had any interest, but I did. Although I've been running it since Dad died, today I sign the papers to make it officially mine, I'm buying out my siblings.

It is a bitter sweet day for me, I'm proud to carry on with this building, to keep it in the family name. I hope my Parents will look down and be happy with how I run it. I'm sad to be reminded of my Parents passing, they were my world, the best Parents a kid could ask for.

To those of you who are second generation landlords, I'm sure you thank your Parents for showing the way. "Give a man a fish, and he will eat today, teach him how to fish, and he'll never be hungry".

I am far, far from rich, but I'm never hungry.
