Tell me more! I'd LOVE to do this with my 4plex!

So what if you're satisfied with what you have? You're not dying to be the next Donald Trump? You have enough units to make life comfortable, and they're not a burden? You have other interests in life, not just RE, RE, RE...?

I don't know, that's where I feel I am right now. I've enough to help out, but not so much to be a burden. I realize the number of units varies for each individual, but I think you know what I mean.

Anyone else not interested in chasing the RE carrot that's tied to the stick on your head?

Something new to me is when I see people letter grading real estate areas. "The building is in a C+ area." What constitutes a C+ area? B area?

How is this determined?

Thank you.

I need a new roof on my 4plex. I was hoping to get a recommendation for a good roofer in the MKE area. Looking for quality work, not necessarily the cheapest, but of course cost is a consideration.

Thank you,

Arnie

Just got a notice from my insurer to "Inspect and Repair, or Replace Roof" on my 4plex within 30 days.

Huh, wha?

I did run into the agent at the building with a tape measure walking around it. It's a 2 story and he had no ladder. It looks OK to me, no missing shingles.

My Parents have owned the building since 1966 and I got it in April. We've been with the same insurer forever.

Anyone else ever receive such a notice?

With ever climbing premiums, and never making a claim, what do you think of just carrying liability on a free and clear residential income property? Could several be covered with a personal umbrella policy? I've got 2 4plexes and a single.

Thank you,

Arnie
