Anyone have an efficient method (and economical way) to track down sellers of vacant properties?
If I don't find a better way, I'm going to take my returned letters and trash them (I'm just too ADD) - but I know there's gold in these, just need to be patient and pan for it!

I've done one probate investing deal thus far in conjunction with a direct campaign of mailers to probate executors - we did pretty well on it.

We did "Condolences, but we buy houses" letters. Pretty good response rate. We used click2mail to send one page 3fold letters, so they were typed, but we added "Estate Executor" under the name so that we were sure they were opened.

Got a few angry calls - understandable.

I'm now using a general "Our company buys houses" letter on our company letterhead.
My thought is that they can put 2and2 together and I never have to mention a person dying.

Simply, we buy houses, and if you have one, call me.

Thoughts?

Haha, I just got done posting that sending letters to attorneys was a waste of time but that building relationships with them is a REAL way to get deals --- you might have hit a gold mine!

100% executor. They're the decision maker. If there are co-executors, I mail to them both. Good luck!

I agree. I don't think you'll have success working with an attorney unless you BUILD A RELATIONSHIP with them. Letters go in the can. But if you KNOW an attorney and they know that you actually BUY HOUSES, then when they have a client who has no idea what route to go, the attorney will recommend them calling you.

That being said, I mail letters to the heirs, and not attorneys.

PS - I'm a real estate agent and I'm not that bad either! :)

@Rob - joking right? With the guidelines given, they keep any inexperienced investors out, which was a smart idea. I'm out too. I've been using private capital due to bank financing not being available to me.
