I had a sfr tenant, mom and 2 children, in 32254. Average rent: $900/mo.

She was with us for 4 years. No problems with her. She appreciated her voucher and kept things good.

Jacksonville Housing Authority was very easy to work with, at least before covid. Access to counselor was a bit harder for tenant after restrictions were put in place. Section 8 inspections were a breeze. Just maintain the house like it should be.

@Jenna Bamlet, I agree with the above statements. It sounds like you want Nail and Bolt to be the parent company. I would look into making another LLC for your current project, members of this LLC being you and the partner that has invested money for the closing. Figure out that partners investment % and that would be their LLC ownership %. If you have multiple projects going on at the same time, I would personally make an LLC for each project so the assets in your projects are protected from each other just in case something goes wrong.

No interior pics means no deal. You have no idea what is going on inside the place. You absolutely need full due diligence.

I have a tenant with a TN section 8 voucher for a 3/2 @ $1400 that is looking for a place near Nashville or Clarksville. She has been a tenant of ours for 4 years and has been great. She kept our property in great condition and was easy to communicate with.


If anyone can help us find her a place in Nashville or Clarksville, it would be much appreciated.

@Glenn McCrorey Here in Jacksonville, FL, I have came upon a HFH house that I have been trying to acquire. I recently found out that there is a lien on the property and clause in the homeowner's mortgage documents that both state that HFH will only approve the sale of the property to a low income buyer that will use the property as their principle residence.

Did you run into anything like this when you bought your HFH property?

@Dennis M. That is exactly why I asked who the turnkey provider was. Jacksonville has had an issue with them.
