@Adam Frederick What is the additional work required by Section 8 that you don't want to deal with? If you are going to rehab a property to an ethical standard, the yearly JHA inspection will go by like a breeze. The paper work to register as a landlord in their program is not time consuming. It all ends up worth it to get your rental payment on time every month, and a tenant that values the program and the voucher they have received from the city.

@Sarah Shockley I disagree with your slumlord comment. I understand what you are trying to say, but there are opportunities to make good returns in these neighborhoods without being labeled a slumlord. I think it all begins with the level of workmanship performed on the initial rehab.

Sunshine Title and All Florida Title are both highly recommended and allow double closings. I personally use Sunshine Title.

JaxREIA is official and does regulary meet and they have classes. You can go to two classes for free. After that, there is a membership fee that is worth it for the networking, education, and multiple events held throughout the year. Do a quick search for JaxREIA and check out the website.

Someone from the city picks up signs during the weekdays. Weekends are your best bet for them to be untouched. I haven't spoken to anyone who has actually been fined.

We have a Section 8 rental in Lackawanna. Tenant has been favorable and has signed a lease for a third year. We always get our payments on time from JHA. The area isn't the safest, but I wouldn't rate it this bad.
