I had structural engineer and (as I expected) it would cost a lot to make redo it to mid century. In the end I used him to draw a letter to the city to remove 4 bearing walls and make 2 patio doors upstairs 3 times wider. I gave up more or less on the style. But since it is hot right now, I will be making finishes in MCM style through the house. I will cut off small trees and bushes, as most of the trees are city protected.

Hey, I just started to renovate a house on the photo attached. The roof was added by the previous owner. The house is supposed to be mid century modern style with flat roof. The gabled roof and the decks were added. Firstly, let me ask you what do you think? Does it compromise the style a lot? Can I still bring it to mid century modern style and keep the roof in place?

and the last, I am planing to color is in a shade of white, which color should I use to paint the rails and the columns.

I kind of feel that the columns were added as well. Any thoughts?

 that's exactly what I was thinking. Do you install bathtub before that?

I am doing another gut to studs and it strikes me that I still don't know which comes first: tiling or drywall. The subcontractors I am using say it does not matter. But from what I have in other places is that some part of the tiles are place half on drywall half on hardieboard. Those that you see at the edge of the shower surround. What is your opinion on this?

@Jared W Smith I did contact several architects and a structural engineer. I think my main issue is that they are not excited with small project and all they suggest is to make an addition in red. I am looking for a second opinion/idea. I would pass that to an architect for plans. All of them ask me "but what exactly do you want", and I have no idea and taste in this. I am not asking for plans here, but rather an intuition. Also the city makes every single architect super busy and they does not seem to be interested to invest to much time for this small stuff. Do you advise to search for more people?

I did send layout to the city already, as the part with pitched roof is being remodeled right now.

Hi All,

I have a trouble to decide how to re-frame the roof. I had several discussions with framers and architects by could not come into a conclusion on what is the best. Here is my drawings (can't share the actual drawings as of yet). But this is just to get an idea. I need to raise the ceiling over the flat roof. What would be the cheapest and the most acceptable option? Most of the people I saw said that it is better to continue the pitched roof with smaller pitch (see in red). But this does not look satisfactory to me. What would you do?

Jared, I apologize, I did not explain myself correctly. I am originally from Ukraine and there is a certain language barrier for me. Let me elaborate. Currently I am in a learning mode. I've got this nice house, but what bothers me is the layout. When i said i am drawing the plans, i meant I literally drawing them myself. I claimed this house as owner occupied (lucky me, my previous claim was 2 years ago). I did several trips to the city and for the owner occupied i can get all sorts of permits without having a license.

This house is more a learning curve. I am thinking to get into specs at some point. So the city allowed the plans that I can draw myself. Yes, at the time it was build it had a lot of meaning. However the previous owners made several additions including a new pitched roof on a half of the house. Ideally we could restore the original plans. But this would reduce sq ft. At this point the layout is indeed awkward. They created a sunroom out of outside area and the windows of the kitchen go into that. My idea is to remove the walls in this sunroom, but they are bearing as they were exteriour at some point. I hope all this clarifies my intension.
