@Tina Jenkins I've inquired about them before. They wanted the loan to last at least 3 years at 10%. Maybe this would be good if you can use it for continuous flips or brrr over and over again but it is not my current strategy so I passed. This was just last year.

Great to see you made that syndication deal work!!! Last time we talked I thought you were just joining with other investors. I didn't realize you were the syndicator. You're moving way ahead, especially for someone in it for just 2 years. Congratulations.

@Marisa R. For me it's 5k-6k a month after everything else. That is enough for my all of my family's expenses plus some left over. Once I pay off my mortgage, there will be a huge surplus.

Thank you @Mickey Russo and @Mihir Bhimaraju for replying. Sorry it took me so long. I turned off notification a while back.

Where I live the assessed will be less than market value, even with torn out walls. People will buy it too, knowing it will go up in value. New constructions would sell for asking price. Flipped homes often go at listing price or higher. 

I talked to someone at my city about why assessed value is always below market value around here, he said if the city kept up with the market price, it would be hundreds of dollars increase every year. That would only hurt homeowners.

What is the relationship between city tax assessment vs real market value in the Indy?

Where I live the city usually assess a property for tens of thousands less than what the owner can sell it for. How much more depends on the city. I've been looking at the MLS in Indy and have seen homes sold both for less and more than tax assessment. I don't see a predictable pattern. Is there a relationship between the two?

@Randall Degges I've bought several properties in Indy. Funny thing is the bank's appraisal always came back the same exact amount as the city regardless of purchase price.

Limitless Turn Key? Is that the same as Limitless TV channel on youtube? Another seller who uses social media to boast how much money he makes for his partners. Some of his partners made tens of thousands of dollars after a deal and still didn't fully understand how it was done because he is that good. LOL. They sent me a sample turn key property last year with 20% down of 28k and all finance + property management set up fees add up to 13.5k. Of course they said this was all normal.

@Nicole Romano I got fooled into buying a property for twice what it's worth. It was my first property and I didn't know the area because I am an out of state investor. Purchase amount included money to fix up the property but they never did that. I don't laugh at it yet because I still actually still own the property. I don't want to sell it for 20k+ loss but don't have the money to property fix it up. The good thing is I actually have a tenant in there. Management constantly need to go there once in a while to fix some problem. Probably won't sell it until tenant leaves and i can't find another. I'm trying to collect as much rent as I can before selling it in an attempt to minimize the loss.
