Love @Jesse Waters recommendation to move into your first property! I really wish I had done that early in my career. I was a homeowner at 23, but was a SFH. In hindsight, I would have moved into a duplex or quad to house hack, build equity and save money. Good look to you and kudos on think about this before even graduating from college!

Hi @David Rodas and welcome to the forum.  I'm new to BP and new to Florida.  I live in Weston.  Maybe we can connect/chat some time as we get to know this market.  Thanks.

Thanks for the welcome, @Devan M. You left Florida!?  I really like it here and hope to never leave.

HI @Christopher Jackson .  Thanks for connecting.  Would definitely like to talk at some point.  I work i Miami/Doral maybe we can do coffee or lunch some time.

Thanks @John Thedford .  I've yet to make it to Naples, but hear it's amazing!  I look forward to connecting.

Hi @Elizabeth Colegrove Thx for the welcome.  I lived in that area for over 10 years and worked in real estate in Westfield.  Crazy how time flies.  Biggest issues I saw up there were the high property values and taxes, but I do remember some great opportunities on large multi unit rental properties.  I have a good network of realtors and attorneys up there if you ever need a recommendation.

Thx

Thanks Aly L ! Would definitely love to chat some time and pick your brain. I worked in Westfield and have some knowledge and contacts in Union County if you ever consider investing up there. I'm looking at Sunrise, Plantation and surrounding area so would love to hear your thoughts on this market. Thx.

Hi there and welcome to the forum!  I'm relatively new to Florida and looking to do some networking and learn more about the local market.  I took a look through your website...interesting model!  Is the flat fee model common in South Florida?

Hi everyone! I have been on the forum for about a week or so and am just taking a few minutes to introduce myself. Well, my name is Edgar and I currently live in Weston, Florida. This is about 20 miles west of Ft. Lauderdale and 30 miles north of Miami. I was born and raised in New York (Queens), but lived in NJ most of my adult life. I moved to Florida about a year ago for work. I work finance and accounting for an industrial manufacturing company.

I have had an interest in real estate for some time. Early in my career, I performed economic and financial analysis on large real estate transactions. Mostly large single tenant office space, as well as some vacant land and tower sites (I worked at a Telco). I am a licensed agent in NJ and worked actively for about two years. I loved the work, was frustrated with the people, and had my first son around that same time. The 24/7, always on, regimen of a real estate agent was not for me at that time. Despite leaving the industry in two years, I was actually quite successful. Within that period, I became one of the top five agents in my office of 90, and won some of the awards given by the realtor associations. I own two investment condos, one in New York and one in Orlando where I have some relatives. Sorry for the long background, but just wanted to give you all a sense of my RE experience. My day job involves mostly financial analysis, business strategy, and process/program management.

Fast forward nearly 10 years since my first "dabble" in real estate and here I am on a BP forum...looking to network, learn, and share with the community. I am new to Florida and would love to meet like mind folks that have an interest in real estate and are willing to share their knowledge. I do not know this market well and have begun doing some research. My main interest is in multi-family rental properties, but just spending a few days on BP I am know considering looking into buying rehabs to hold and maybe flip.

Thanks for taking the time to read thru my intro, if you have gotten this far that is, and please never hesitate to reach out if you think I can be of assistance. For those of you in the Union County, New Jersey area while I am not there anymore I do still have some contacts that I can put you in touch with if interested. All others, happy learning, happy investing, and happier & bigger pockets! I really look forward to being an active member of this community.

P.S. Is there an award for longest introduction?

"The temptation to quit will be greatest just before you are about to succeed."

I think @Dev Horn is right on.  The key is to "touch prospects multiple times."  I was a real estate agent in NJ and sent 1000 or so mailers a month for two years straight.  It took a few months for the calls to come in, and the mailers helped me make a connection when I canvassed or cold called the area.  It might be just a matter of time.

Good luck.

Congrats!  I have two in the last 10 years (haha), with one way under water! :-(

I'm looking to get back into real estate, but will be smarter and go in with a plan.  BP has been a great resource so far and hearing stories like yours is very motivating.

Wishing you continued success!

Hi Howard and welcome. I'm new to BP but saw your post and thought I'd reach out. I'm new to the area and trying to learn this market. Originally from NY/NJ. Good luck and let me know if you have any great opportunities. I'm looking primarily for multifamily for buy and hold, but am open to rehabs and flip deals. Thanks!
