Thanks @Anna Blowe I'm convinced there are deals out there, just takes a little more diligence and patience.  The stuff I'm seeing is ridiculous.  I'm running the numbers on something that popped up on loopnet today and it makes no sense.  Maybe I'll post my analysis up later for feedback.

@Ryan Tyler Welcome to the forum! I'm also in South Florida...work in Miami, live in Weston. Lots to learn on the forum...take a look around, read the beginner's guide and keep listening to those podcasts. Every time I listen to a new one I come away with a least one or two key learnings that I know will make a difference in my plan. Would be great to connect in person some day. I've seen a few REI announcements flying around, but we may need to have a BP social some time soon for South Floridians!

@Daniel Muñoz Welcome to BP! I live in Weston and work in Miami. It's good to see more Floridians join the forums. Although I can't really call my self a Floridian yet since I just moved hear a year ago! Anyway, take a look through all the material folks are recommending above. There is a great advice on BP. I suggest finding and attending local REI meetings to network locally and learn the market. I'm sure there are some by you. Suerte!

If you can get a number, I say cold call the guy.  If you don't want it to be completely cold maybe send one or two letters.  If the owner is a true investor, like @Jeremy T.  said he or she might be looking to liquidate some of the portfolio.  I think a polite call, invitation to coffee, etc. might work.  Again, assuming he/she is not a complete jerk.
