@Mitchell L. I agree that the numbers on many of the MFs around don't make sense.  I guess it will take a lot of patience, and I will have to dig up my old real estate agent marketing skills to focus on finding motivated sellers.

Hi Al Cordova welcome to BP! I would hold off on the coach and invest the time in educating yourself here on BP and with the many books/publications out there. At the same time network in your area and meet other investors. I can't say for sure because I have never used one of these coaches but I suspect their clients success rate is low. I may be way off base though.

I have only been here about a year and love it so far!  Only thing that drives me nuts is the traffic, but I guess that's the same in most major metro areas.  North Perry Airport is in Pemroke Pines...did you fly out of there?  Getting my private pilot's license is on my bucket list.  I wonder if there is a school there.

Hi and welcome to the forum. One thing I wish I had done at your age was house hacked. Basically buy a multifamily unit, live in one and rent the others. This is a great way to a)become a homeowner, 2)start investing in real estate, and 3)take advantage of financing programs like the FHA203K program. Whatever you decide, do your homework and fully understand what you are getting into. Most importantly ask for advice. I was naive early on and thought I knew everything. I made some poor decisions that I'm still paying for. Had I sought out help and run my decision by others it may have prevented a big loss.

There are many ways to calculate and like Brie said it depends on the property. I'm new to real estate investing and am setting my goals to at least a 10% cap rate, and am shooting for 15-20% COC. I've read some posts where people have minimums like $300-600 per door (or unit).
