Hey Laura- Thanks for the response. These are deals I will be pursuing for myself to build a rental portfolio. Is there a way around it. Or can I be a Licensed Real Estate person and not be affiliated to a broker and still have access to MLS listing and be able to get the Combo for access. Thanks

Hey BP friends-

I am in the Real Estate License training class with the intention of finding good deals for investor. But I have been told that as when one becomes an agent with a Large Real Estate co and they have a agreement with the asset manager for Banks, then as an agent you are not able to purchase those forelosure or REO properties from those banks. Please advise. Thanks.

Hi, BP friends just checking if any navigating the Damascus,MD area as how it is in terms of prospecting for rentals and what is the average going rent for  3 Br 2 Bath home /  Town house.  Also is Mount Airy, MD a good rental prospect.  Thanks all.

Hi , All just wanted to get a feedback from the local experts for the area if Damascus is a good rental prospect and if it is gaining value or any new business / city planning coming to the area to give some level of appreciation in the future.

Also How does a Propane  fueled for heat/ cooking/ water heater fare comparing to cost fo gas and heat.  And does the Landlord pay for the gas tank and how many months do they last.  Thank you all.   Best Regards

Thanks for the feedback Mike.  I Would like to connect with you for more insights.  As I am diving more in Wholesaling.  If you don't mind what mentors have you used that gave you the extra kick.  What is your insight about Clever Investor-  Cody Sperber Coaching and Mentorship program.

Unfortunately most educators throw an initial package price and then want to reel in for bigger price for the Personal coaching and mentorship I know more refined marketing is key to find motivated seller for Wholesaling.   I wish BP had a personal mentorship program to help guide and keep in track.

 BP has course on Wholesaling but do they have dedicated training on winning the Game of done effective marketing to get motivated seller. Including finding the right site builder to build your marketing site and how to add key words to guide traffic and how market targets using mail campaign. I am also a newbie in the line of Wholesaling and trying to gather a streamlined process that works.

Also for Wholesalers investor should they put their business entity under LLC or S Corp and what is the good source to register and what are the cost factors.

For Landlords with 2-3 properties should they have it under LLC knowing there is a risk of Due on sale clause of the loan when a rental property is moved to an LLC. How does one dodge that issue and make happen. Thank you all as always for great feedback.

Thanks Alex for starting a great thread for lining up analysis.  For newbie's like me I know we have wealth of information on BP but if each strategy can be lined up by order of execution to take action and there up each one setup their own personalized process system will be a great boon for the whole community as a whole.  As with a line or order we can determine the shortfall in our processes and then when have the process line for that step fixed we can have a better working system.

Thanks Monika Smith for your advise.  I was more drilling on a working system that was fine tuned to work for process learning/ lead generation/  seeking buyers for closure.  But like you said create your own system and personalize it.  Makes it a better system that you will fully understand and work it. If so I could collect all the parts from BP to make my own system.  What edge would I get buying Cody's Fast track system-  I mean does her provide a better automated tool and such for lead generation or  distribution to cash buyers for closure.

Hi, Cameron -  For a newbbie.  I want to go on a route for Rental/Fix n Flip and Wholesaling.

Do I need to have private Website or a site via Wix or Site builder be suffice for visibility. For Rental I have 2 properties that I want to place under LLC and any new but have researched and found when moving into an LLC entity the note holder/lender may want the payment in full for the loan. What is the best way to approach.

For fix n flip and wholesale I can have separate S corp LLC entity? What is your view on Cody Sperber training
