Want to start analyzing more deals - how??

Hi BP!

Beginner RE investor from Columbus, OH here. I had a sit-down with my investing partner @Andrew Vanderford yesterday, and we laid down some new steps on how we can progress further. We are interested in Buy and Hold investing in preferably multifamily homes.... And being landlords.

Besides continually growing our down payment/liquid cash fund(which is starting to become quite nice to look at, haha! :) ), one of the steps we really want to take next is to get in the habit of analyzing deals, hopefully at least 2 per day.

I know this is common advice given around here, could anyone give us pointers on how to most efficiently do this?

1) I'm assuming we can find a bunch of deals here on BP Forums or on the site. Could anyone breakdown what numbers most specifically we should be looking at, specifically? What else can we look for when deciding what makes a deal good, bad, average etc? What might be some things rookie investors might accidentally "miss" their first time looking over a deal?

(We are familiar with the 2% and 50% rules as well but doesn't hurt to go over them again :) )

2) any tips on how we can analyze more "real life" deals, preferably ones that are happening in our city of Columbus, OH? What are some good ways to see past transactions, properties other investors in the areas have bought? Does anyone have any advice on how doable this is?

Any advice in general is really appreciated as we believe this is the next step to furthering our RE education, as we are going to be more aggressively looking for properties soon and want to have as much experience with analyzing numbers on deals as possible!
