@Mindy Jensen Once I create a filter based on my specific search criteria, Can I set it up to be an 'alert'. It would be great to add several alerts/ notification based on different types of search criteria. For example, if I want alerts for SFR - NJ Properties as well as if I am looking for a partner in NJ as well as if I want to invest in a Triplex in NJ... So it should be able to setup 3 different alerts.

Hope the examples are clear. Please let me know if this will be possible anytime soon.

Hello BP Members - I am planning to scout the FLORIDA markets for buy and holds. Since I'm based on the east coast, cash flow is hard to obtain. Ideally, I would like to invest in a single family home (Minimum of at least 3+ beds/1-2 bath) where I can expect at least a cash on cash return of 11-12% in rent. I definitely want the properties to be located in the A to B+ neighborhoods. Can you guys please make specific suggestions on what areas/neighborhoods/school districts/etc should I be targeting in the FLORIDA market? Also any input/suggestions or any other variables that I should consider while targeting this market?

Hello BP Members - Does it make sense to set up an LLC primarily for the purpose of private lending? I am thinking of lending funds outside of my IRA and so from a liability perspective was wondering if creating an LLC was the right move. Any interest income I receive will flow through my personal taxes since LLCs are pass through entities.

Hello Everyone.. I would like to hear any recommendations for a good property manager in the Dallas-Forth Worth area. My current property manager only charges 6% in management fee, but every other month and sometimes every month, I get calls/emails from them stating some issue or the other with the properties and am charged heavily for it. In going through the statements, I've actually caught errors wherein they billed me almost $3000 in expenses which I did not approve. Even though this was fixed, I am getting frustrated with their level of competency and need to seriously start looking around. 

Please share any experiences you've had with your property managers.
