Market to target for buy & hold in FLORIDA

Hello BP Members - I am planning to scout the FLORIDA markets for buy and holds. Since I'm based on the east coast, cash flow is hard to obtain. Ideally, I would like to invest in a single family home (Minimum of at least 3+ beds/1-2 bath) where I can expect at least a cash on cash return of 11-12% in rent. I definitely want the properties to be located in the A to B+ neighborhoods. Can you guys please make specific suggestions on what areas/neighborhoods/school districts/etc should I be targeting in the FLORIDA market? Also any input/suggestions or any other variables that I should consider while targeting this market?
