Hi everyone, I am just seeing this thread. I too am in the same situation like some others where the note on a property in Florida is past due and Dustin won’t return my calls/texts. Can someone please advise what I should do in this situation based on your experience? Thank you and much appreciated.

Hello All,

I am a real estate investor with single family properties in my portfolio showing them under Schedule E on my tax returns. I don't have any employees and have property managers for a few rentals while the rest I manage myself. Are landlords like myself eligible to receive the 20% deduction under the new tax laws passed in 2018? I realize there is still some ambiguity to this law since it is so new. However, on checking with 2 CPAs, one said I was eligible and the other said I wasn't since this is only for Qualified Business Income (QBI). Can I please pick your brains to understand whether this new tax law would impact investors like myself?

Hello BP Members- I will be transferring my property from my personal name to my LLC. Do I need to let the title insurance company know and/ or does this affect title insurance? Am I required to get a new title insurance policy? Thanks.

@Dmitriy Fomichenko - Am I allowed to roll over my SD IRA and an old 401K to a solo 401K (QRP) even though I am not self-employed? Where do I make any future contributions?

@Alina Trigub Thank You. Yes, the general partners are forming the partnership and my IRA will only be a passive investment in their syndication.

I have been told that investing through a QRP (which I believe is a solo 401K) avoids UBIT and UDFI. Even though I am not self-employed (have a W2 job), I can roll over my existing IRA and old 401K to the QRP and make these investments. If this is possible, does it make sense to set it up that way?

Any thoughts on this?

Hello BP Members,

I am planning to invest in a real estate syndication deal through my self directed IRA. The asset is an apartment complex and the goal is to hold it for a period of 4-5 years, make value adds to the property and receive rental income during this period.My self directed IRA will only be a passive investor (just a small contribution of capital towards the down payment)

The investment structure is that the syndicator and his partners will open a new LLC that will own the asset. Investors (my self directed IRA) will buy shares in that LLC. In terms of the borrower on the loan, the syndicator will be fully underwritten by the bank. He takes on the liability of the loan, not the investors (self directed IRA)

Will my self directed IRA be subject to UDFI and UBIT?

Are all your properties eligible for bank financing or is it just seller financing/cash? I wasn't able to open the income expense link. Can you PM me?

Hello Aussie members- Just a word of caution: For those of who will be investing with Morris Invest, please due to your due diligence. There are lots of threads about this company feedback on BP. I have personally visited and seen firsthand the type of properties they sell you. They are in run down D Class neighborhoods and the rehabs are no where close to what they proclaim on the podcasts. Needless to say, I didn't invest with them. There are other reputable companies in Indianapolis to work with.

@Ross Denman , I am looking to get additional insight into the Indy marketplace. Looking for properties within the 30-50K range (all cash offers), with a NOI of atleast $400- $500, in C+ neighbourhoods. Can you please share some township/area specific insights about the local Indy markets?
