When I buy a turn key, I am looking for at least 2-2.5% return a month. So if I buy for 100,000 I'd like to see at least 2,000 a month in rent. It is rule of thumb. I would look at almost anything but to actually buy it would have to have a good history and at least close to that above rule.

thanks for all the great input. I am sure it is him. The info online has mugshots. I don't know the details and really don't need to. He does good work but he will not be going around my tenants anymore. I will give him flips. He is a nice guy. But yes I don't want his wrath. He is a big guy who claims to have benched 450 at one point so will surely try to keep him on my good side.

I have been using a guy as a handyman for about a year now. He does great work...timely and I can always trust it is done right.

I recommended this guy to another person. He did good work there too. A few days later the guys wife had a bad dream about the guy and so they started looking up info on the web about him. Turns out he was convicted of double murder in the early 90s. Served the time given and now is out on parole.

What are your thoughts on using the guy? We have rentals with students living in them. We also flip from time to time.

What suburb?

The deal is 20-25% down 4.75% 10yr term 25 yr amort.
