Buying first set of condos

I am buying my first set of condos and would love some feedback.

Great school district
Two condos one bldg
145000 asking
130/mo/side in condo fees
1000/yr in insurance
3800/yr in taxes
Rents are at 800/850
Rents are going for 1100 plus in the area.
One side is month to month the other is on contract till next year
Most of mechanicals are good
Condo park is non conforming and it will be in an llc partnership.
