@Peter Morgan - $250,000 cash will buy way more than 5% T BILL - Apartment syndication directly with an owner operator will 3x this without even blinking an eye - food for thought

Boom, bust, it happens, not fishing for the bottom is rule #1. #2 no one has the magic ball. Submarkets can shift on a variety of reasons not just macro economics but micro like employers, sure can those be related, yes! I think my statement is if you are disciplined - does not matter up or down, control what you can control!

Anna, honestly, I think that if you take the time to outline all the issues you are having with the manager, confront them, and just ask them to terminate the contract, they may simply concede as a good business decision. Clearly, as you stated no good business decisions are being made, so the logic tree ultimatley goes to my first statement sounding like a waste of time, however, I think even the worst landlords know when they may be in the wrong and willing to concede. The next few questions you placed, will somply be more complex to solve, most important is not only the money being collected, but also making sure you stay in compliance with the municipality, this could mean many or very few administrative items.  People working together is a powerful thing. This is the only way a lot of the deals get done. Power through collaboration! We began with a small unit goal, and certainly grew it steadily from 10 units, 20 units, 40 units, and 100 units now to over 200 unit of multifamily properties! So more power to you everyone!
