Has anyone thought about the next generation of renters and what the needs may look like -  what type of additional amenities this crowd may seek out or may like or want versus the Gen X crowd of renters - Is it to early to start thinking about such a market shift or marketing strategy  ?

Looking for passive income ? Want to be hands on ? Are you interested in being a remote landlord ?  Are you planning on leveraging your cash  or are you a local or long distance cash buyer ? How much time are you looking to spend on this ? 

Work with city to resolve - Housing department should be able to come to a reasonable solution if home is serviceable condition

Depending, on what you want to achieve, asset value >?  Passive income? Both? Time, commitment, work  - just like anything else the world has and boom! You can have answer any of my questions. First identify your goal and time commitment

@Nathan Gesner agreed - you get the best bang for your buck with syndication. Do not get me wrong, plenty to earn with SFR, just a different strategy! I love them both!

You need to stay disciplined, you cannot fish for a bottom. I am not sure, what bottom people are fishing for and what deals they are expecting. Lots of cash on the sideline = lots of competition! Have seen up, middle and down - you can make money in any environment, you just need to stick to buying smart and hunting carefully!
