Quote from @Adam Yonan:

Hello, rookie here looking to get started on my path to financial freedom! I would like to look for cash flow opportunities in Ohio but just need some guidance. What are the best cities/neighborhoods to look at? What else needs to be considered? Businesses/jobs moving into the area? Long-term growth/appreciation? I live in Hollister CA so this will definitely be out of my comfort zone to invest so far away but I've read the books and listened to the podcasts so I feel like it's very doable as allot of you have proven! Thanks very much for your time and any input you could provide.

 Adam-

Have you considered something more passive such as multifamily syndication  ? You can get alot more bang for your buck even in Ohio jsut working with a skilled operator

Quote from @Cody Brown:

Hey, guys!

So I was wondering if any of you follow Dave Ramsey and what you think about his advice on buying real estate? For those of you who don't know, Dave Ramsey suggests a zero debt, 100% down policy for practically everything. He advises not to buy a rental property until you can completely afford it in cash.

I was wondering, how feasible is this? Is it a good strategy? If you have done this before, what are the pros and cons and would you suggest doing things this way?

Thanks!

I think everyone should think for themselves and use the information they gather to triangulate the best outcome for self

Hey, just wanted to get some input on the midwest real estate market. I'm specifically looking in Columbus, Ohio to buy my first house hack and was wondering if I should wait to pull the trigger. Any advice would be great!

Quote from @Matt R.:

Just curious what other investors think. Is this just another hype deal or is this a new reality for possible rent collection?

Side note, I tried to sell a house for bitcoin in 2013 with no takers or even one response.

 Buy more real estate

OMG! We tried to sell a home in BTC right around that time, even made the news :) Did not materialize, to bad we did not get those bitcoins then for the home .....

Quote from @Spencer Herrick:

I've finally put aside the capital to invest in my first property rental investment property. With interest rate hikes and inflation on the rise, I question if it even makes sense to make this kind of investment at this time. How will the direction of the real estate market coincide with renters? What am I thinking too much about and/or not enough about? Will rental income go down as the real estate market goes down? I know these are somewhat loaded questions, however this is what has had me scratching my head the past few months.

Thanks advance for any pointers/advice

If you buy right, all the time is a good time to invest in real estate  : )

Quote from @Amy Raye Rogers:

According to Pew, "investors bought 24% of all single-family houses sold nationwide last year, up from 15% to 16% annually going back to 2012, according to a Stateline analysis of data provided by CoreLogic, a California-based data analytics firm. That share dipped only slightly in the first five months of 2022 to 22%."

If the percentage of homes purchased continues to shift to investors, is this really good for communities?

I dont think Grant Cardone is right, but I think the trend is towards a rental society and that we should expect that the future will have more renters than owner occupant
