I tend to use the Street Address, City LLC method as I have multiple portfolios to manage and I group most of those by City/State. Commercial properties are generally Bldg Name Building, LLC to separate them from the residential properties.

Hi all,

I think I know the answer to this one but wanted to verify with the group. I have a client that is interested in purchasing a commercial building utilizing funds in their IRA. Post close they want to either rent a space within the building to an entity that my client has an equity interest in but will not be physically present or to sell the building to that entity.

To my mind both of these would be prohibited transactions but I wanted to make sure I wasn't missing anything.

Thank you

Post: Which to use QBO or QBD?

I’m currently using QBO but in discussions with a colleague it was recommended that I get QBD for the enhanced functionality. My question is whether the desktop version really has more functionality to manage my various businesses or is it just that my colleague is more familiar with it?

I appreciate the feedback.

 Scott,

I would advise NEVER to use laminate in ANY wet area.  It does not tolerate moisture and swells up at the seams instantly if exposed to it.  I had a refrigerator water line break and laminate was a 3k mistake.  Caught the leak within minutes to no avail.  Had to remove every bit of it. IMO LVP is the only way to go, especially in kitchens and baths.

@Gary L Wallman: Thanks for catching that!  When I wrote that I was THINKING Luxury Vinyl but what I TYPED was Laminate.  I wholeheartedly agree that laminate should not be used in a wet or damp area.  I have seen that mistake made and have had to remediate it in the past.

Another vote for Mile IQ.  I can't say I tried many others but it does what I wanted and it's not (much of) a hassle.
