@Andrew Powers I would recommend taking any automated valuation or rent estimate with a grain of salt. However, I use them to track the trend lines and in my first pass analysis (though even then I look at multiples and take an average after excluding outliers). I would never put money on the line betting on the algorithm.

@Rick Levada, I have seen that often enough with traditional financing so it doesn't surprise me.  That is generally going to be lender specific (or even program specific).  

@Levi Klein Congratulations!  Well done!  That was one heck of a project you bit off there but you guys did a great job!

Congrats @Rick Levada! Sounds like you are well on your way! As @Scott MacDonald said, it is important to know when to walk away.

Another vote for vinyl plank or tile flooring.  It looks great and installation is a snap (literally).  I've used it a few times now and am a solid convert.
