Good morning.  Would you mind mentioning the property manager (PM) by name?  I know it might seem like 'dirty laundry' but I believe that it can help other BP members make an informed decision, when looking for a PM in the Killeen area.  With that said, I hopefully people realize that this might be an isolated event. 

I really liked what @Tyler Flagg says in his first bullet when he says call him.  With that in mind, I would like to add a bit more to it.  

I can't help to notice that you're in the Army (see BP profile picture).  Well, me too!  I find myself shooting emails back-and-forth daily.  In today's Army, email works great!  Like it or not, email holds people semi-accountable for things you requested months ago and they failed to deliver.  Just remember... that works in the Army and not so much in the civilian sector. 

Communication is a two-way street.  Nothing beats a phone call or a face-to-face meeting.

Property Manager in Killeen:

I use JWC as my property manager (>1-year).  This is my second PM in the Killeen area.  They've been great!  $300 maintenance reserve.  10% fee on rents collected.  Maintenance issues are all documented on the owners/renters internet portal.  Very similar the what @Pyrrha Rivers is using (Hi, Pyrrha! : ).

Welcome to Killeen!  As @James Stevens said, make sure checkout the Meetup.  Last week was my first time there.  It gave me chance to meet several like-minded investors from the area.  

Tip:  The meeting takes place at a Mexican restaurant (El Chico) during lunch.  In my opinion, the meals there are quite price.  If possible, have a few business cards on hand.

When I first learned about the various approaches and avenues for real estate, my creative juices got flowing and I decided to lock-down a web domain that I could use in the future, in the event that I decided to either wholesale or build a wholesaler-centric website.

Well, those days are gone.  I've decided to focus on "buy and hold" property only.  No wholesaling or marketing for me.

Howdy, y'all!

I am moving back to Killeen, Texas, in about a month.  I decided to create a post on BP, with the intention of drawing-out other BP users in the area.  I am looking for all sorts of people - mentors, investors, lenders, agents, wholesalers, sellers, etc. - while at the same time, building a network through BP.

Who am I? - 

I am an inbound investor looking for a great deal (...aren't we all?). I am strongly considering MFH at the moment, but if the deal is good enough, I am willing to consider a SFH.

I am also interested in meet-ups in the area.  If you know of any, please let me know. I can guarantee that those who know me, will attest to me being an asset to any "think-tank".

I've been using Wasatch Digital Media's Property Evaluator (iOS) for over a year.

Heads-up... I'm not using the lite version... I bought the FULL, $39.99 upgrade. 

Overall, good app! 

PROs -

  • iPhone or iPad... It's mobile!
  • Let's you input (and save for future use) EVERY expense associated with purchasing and managing a property
  • Allows you to creat custom PDF packets (to include company logo) to share with lenders and other investors.

CONs -

  • STEEP learning curve for newbies. In order to best serve you, you really need to know the 'nitty-gritty' expenses associated with purchasing property (taxes, insurance, HOAs, property manager fee, maintenance, CAPEX, etc.)
  • Although very close... It's not as good as the BP calculators (Pro Membership required).

"Who is it for?" -

  • People wanting to use the BP calculators, but who do not want to spend the money on a BP Pro Membership.
  • People looking to do calculations on-the-fly... From a phone and/or iPad... From their couch or their car.  Very convenient!

I switched to JWC about a year ago.  They are very good.  They provide both tenant and owner, a webpage portal that allows your tenant to submit work orders, 24-hours a day.  I find this feature very comforting.

My previous property manager, Cloud Realty (3-years), was very difficult to work with.  Personally, I had trust issues with the PM.  

1) Reaching them via email required multiple email to solicited a response.  After email number 3, my emails are not a friendly as the first two.  By this time, I look like the jerk! 

2) They have a "team" of folks that work for them.  After being dissapointed over the quality of work and their unreasonable price, I specifically told the PM, that I never wanted to do business with their recommended team.  A year later, something else came up at the house.  The PM dispatched someone to fix it.  When I recieved the bill a week later, the invoice had the name of the company I specifically said not to use again.

Thank you for your input.  As luck may have it, the PG county sheriff's office contacted her the following day.  They said that they will be serving the eviction on the 16th of March.

I need some help, folks.

I have an Army colleague who owns property in George’s County, Maryland.  She is struggling to get an eviction served by the county sheriff.

Tenant – Signed a 1-year lease in November 2013.  They stopped making payments on February 2014.  A ‘complaint under oath’ was filed on June 2014, which was then followed by a hearing.  The court sided with the owner, to which they decided that an eviction was the best recourse.  As a result, the tenant was asked to leave.  The tenant verbally agreed to vacate no later than September 2014.  In hearing that the tenant was leaving on peaceful terms, the owner agreed to let her remain until September.

Not sure how this ties into the story, but the following month (July 2104) the tenant filed for bankruptcy.

A few months later (October 2014) during a routine walk-through, the owner noticed that there was a mattress in the house.  An investigation later revealed that the former tenant had not moved out and has been squatting ever since.  When confronting the squatter, she adamantly expressed that “September did not work for her plans and decided to stay longer”.  To this day, the eviction has yet to be officially served/adjudicated by the sheriff's department.

Question:

  • What are the rights of a squatter?  Does Maryland favor the tenant or the owner?
  • Since the eviction was never served by the sheriff’s office, is the squatter breaking the law?
  • How can the owner expedite the eviction order (June 2014)?  Is there a time limitation, whereas the sheriff MUST serve an eviction notice?
  • Is the sheriff the ONLY entity that can serve the eviction notice?
  • Is there anyone out in the BP community who can provide some insight on how to ‘legally’ deal with a squatter.  Maybe some “unscheduled maintenance” that happens to run a bit longer than expected?

Any help you be appreciated.
