Looking for suggestions on how you have your online lead generation set up from A to Z. So I was using Direct mail for the last two years but decided to focus more on my online presence. Right now I have a Carrot powered site and will start a Google Adwords campaign when setup is complete. But I would like to know How are you driving traffic to your site. What are you then using for lead management. Do you have a V.A are you using Podio to manage them? how often are you reaching out to your leads. Looking for software suggestions or anything really I am familiar with patience I know im not going to see real results for a couple of months but I set my budget around 1500 a month is that a good starting point?

I have Flipped 2 houses using their hard money. So can't answer your question directly but I can let you know they are an amazing company. Their customer service is outstanding and I know most of the team on a first name basis. If they wouldn't have restricted their lending guidelines because of COVID I would never consider using another HML. I have never had an issue that wasn't quickly and smartly taken care of!

Just looking for suggestions to get the ball back rolling.

( Here's a little background)

Over year quit my W-2 to full-time invest. Between then and now, I have fully flipped one house I'm almost done with my second. I had built a reliable team (partner, lender, private money, Insurance agents, some pretty reputable mentors contractors, realtors, etc....) In the last three months had three more houses under contract. Then Boom..... LOCKDOWN hits as soon as I finally got my feet on the ground, a reliable plan, team, systems, and everything else in place; it all falls apart. I lost my lender, private money, I had to release from all three contracts. In normal circumstances, this wouldn't be a big deal. I've busted my ***, getting my name out there in my area and could quickly fill those gaps. But everybody I've reached out to seems to have locked up their money.

My brain has gone into crisis mode, and even with meditation, there are too many ideas/stress swirling around I cannot sort them out. I'm not giving in or giving up, just wondering where I should start to put the pieces back together. I need income, and that was my source, so what are you doing. The position I am in is 100% my fault. I am over-leveraged and was underfunded and not expecting the crash to happen this soon and so rapidly. I knew right off the bat I was underfunded but took the risk anyway. Stuff happens, and there's no control, so I would like to just keep on moving forward and stay in the fight. Again just looking to see what my fellow investors are doing or what I should be getting into while we still have a functioning economy.

Also, I have read a couple of books on apartment syndication I joined the Michael Blank mastermind and have listened to about 200 podcasts on apartment buying and syndication so I do have a pretty good idea on what I should be doing so I'm not just shooting in the dark, I'm just trying to get referrals and outside of the box ideas on how to find a good broker. But thanks for the help that you guys have offered!

@Scott Morongell thanks for the tip I appreciate it! and @Erica Osborn that was the first thing I did out of the 15 I called three of them dealt with apartments and out of those three one "added" me to their email list and I left V.M. for the other two. But I got a pretty good idea now of what I need to do next thanks to @Greg Dickerson

I am looking to start purchasing apartment buildings in the Virginia Beach, Norfolk, Hampton, and Newport News area. I am looking for a good broker so if you have any suggestions on how to locate one or have a referral please let me know. Im looking for more than 50 units and under 30 million dollars. Im having a really hard time finding one. I have been flipping houses for 2 years now so I do have a good idea on how to build network and find brokers but multifamily seems to be a completely different ball game.

@Ashish Acharya thanks for the info! I don't intend on doing them ever so I guess I may never understand them aha. But I really enjoy learning new things especially things that pertain to my life. So I will keep on reading articles and gather as much info as I can. 

@Teri Feeney Styers Thank you for clarifying that I had no idea. I haven't sold one property yet and If I don't get this house under contract in the next two weeks It won't be part of 2018. And I guess I should start talking to some tax professionals to get some expectations.

I got my first flip on the market and have no idea about taxes at all. We are approaching the end of the year and I have always had a w-2 job or was in the Navy so taxes were very simple and I could do them for free on turbo tax. Now I have been self employed for the last 4 months and have flipped this house, which if sells will complicate them even more. ( I am aware of capital gains and how high they are) I am looking for some good resources that I can learn about them. Books, Podcasts, YouTube videos, articles, forum posts. I understand there are a lot of posts about this topic and I have been reading them but the more I know and the more prepared I can be for the future the better! I am going to get them done by a professional but I would still like to know where my money is going and why I'm paying what and so on and so fourth. Thank you so much!
