I had a similar situation in the past with a longterm tenant. The drain to the sink was completely clogged. My plumber removed the pipe from underneath the house and it looked like the tenant poured cement down the drain. I showed the tenants and informed them they would be billed for the repair. This was the first time the tenants called me regarding a clogged sink but because the cause of the clog was clearly do to the tenants being careless, I billed them for the repair. Like others members stated, it also depends on what you have in your lease. Good luck and let us know how it goes.

Hello All, 

I have recently become extremely busy with my job and I no longer have the time to manage my properties. I wanted to know if anyone could help me out with some referrals on great property managers. Any help would be greatly appreciated. 

The properties mentioned above are both Duplex's, one is located in the city of Los Angeles and the other is in Wilmington.

Good Morning, 

So for the last few years I have been living with family which has allowed me to save money and purchase a few properties. My family has recently informed that I will have to move within the next few months. I live in Los Angeles and because of work I am unable relocate. I can afford to purchase a home but the way the market is in Los angeles I'm not sure if that is such a great idea. So I'm wondering if it is smarter for me to rent and continue to invest or would it make more sense for me to purchase a home or a multi-family to live in. I want to make the best decision financially so that I can continue to invest and have my money work for me. thank you in advance for any advice you may have for me.
