Post: Do i provide a W9 when renting to a business

Good afternoon,

I have a friend that is renting her home to a business in Texas and they have requested a W9 from her. Is this standard practice when renting to a business? would they request this form at the beginning of their tenancy or during tax time? Just wondering why they need this form.

overnight really isn't much of a problem. you addressed the situation in a timely manner and in turn the tenants seem to be ok with the time it took you to complete the repair. I probably wouldn't do the gift card thing but if they were good tenants throughout the term of the lease, well then when it cam time to raise rents I would either leave their rent as is or slightly increase it while also reminding them that you really appreciate them as tenants and this is your way of showing gratitude.

I had a smelly problem with one of my properties so I went to the store and purchased several Glade Plugins and turned them all on full blast and left the units doors and windows closed for a few day. when it was time for a showing of the unit, I would arrive 15 minutes early and turn on the plugins to low and open the windows. This not only got rid of the smell but it masked the smell long enough for it to go away on its own and allowed me to still schedule showings. After maybe 3-5 days the smell was completely gone and i no longer needed the Glade Plugins. this was a very economical solution to my problem. The cause of my smell was from a carpet cleaner who used to much water and did not remove/ dry the floors properly. I replaced the carpet but the musty smell did not go away until after the plugins.

Good afternoon BP,

Im curious as to what other investors prefer, i like the shower door because i think it does a better job of containing the water and keeping it off the floor and wall outside the shower. But the shower curtain is slightly cheaper and all i have to provide is the shower rod and the tenant usually buys their own curtain. it allows them to decorate the bathroom and give it their own style. I'm trying to decide what is better in the long run for the property as a whole and what will save me more money in the long run.

Good afternoon, For my out of state purchase, me team sent the paperwork to the notary. I met him a a local pizza place and we signed the docs there. He handled sending the docs back and I was done. Very simple process. Even had a beer while signing lol Devin

Good afternoon,

I have a potential partner that would like to invest 50% of the capitol on future investments but does not want to be involved in any part of the process. My question is, how do we structure the partner ship? I want to ensure that each party is fairly compensated. would we do a 60/40 partnership or just pay myself a salary? Not sure as this is my first partnership of this kind.

A program with LADWP recently reached out to the LA area and offered to install water efficient toilets for free. I just got them installed in my duplex property yesterday so i will know in a couple months how much money it saves me. I'm hoping this works out for me because water/sewer is my biggest expense here.

I wish i could find deals like this in my area. living in southern Cali makes it very hard or should i say impossible. 

keep the pictures coming and all the great comments. Very motivating to see what you all are doing. I will be starting my out of state acquisition process within the next few months and hopefully i find some great places to invest like all of you have.
