Good afternoon,

I have a tenant, who waits until the day rent is do to tell me that she could not make it to the bank to deposit the rent into my account. she called that night and asked if I could pick the cash up at the property. Our agreement is that she will deposits all rent moneys into the account provided to her on or before the first of the month.  I was unable to drive to the property and pick up the rent so I notified her that she would have to deposit the rent into the account the next day.

So my question is, do I charge her a late fee because the rent was not deposited by the first? This is not her first or second time being late on the rent.

this property is located in southern California

I have to say that I agree with Michelle L. If the place was clean when they moved in it should be clean when they move out. I once had a tenant move out and when I tried to clean the the range hood above the oven, it had so much grease on there that it wouldn't even come off. I had to scrub so hard that it ended up removing the pant. If your kitchen has four years of grease on the cabinets, I believe that is beyond normal wear and tear.

Have you tried postlets? It will allow you to post your listing in their site and they also advertise on several other sites automatically

Can anyone give me some references for good property managers in the city of los Angeles and Wilmington? I'm starting to think about letting a PM manage my properties.

is there any mention of inspections in your lease?

Here is what I have in mine:

9. Inspection/Entry: Owner may enter and inspect the Premises, during business hours and upon reasonable notice to Renter.

check your lease and see what it says

Good afternoon all, I am trying to figure out the best way to set up my banking for my properties. As of now I have a separate bank account for each property but I want to know how others are setting up their banking. Please let me know your thoughts on this matter Thanks

I had a similar problem on my duplex. I received my water bill and it was $2,500. I had several plumbers come out and check the system, water pressure and anything else I could think of and they couldn't find anything. I didn't know what to do, then I had a friend come by and he checked the hardware in the toilet tanks and guess what, it was a broken flapper. This stupid little thing cost maybe $10.00 and ended up costing me so much one of the hinges broke of so every time u flushed the flap would not seat properly. you couldn't even hear the water running so this was a lucky catch for me. plus tenants of course never mention anything about running water.

A former tenant of mine asked me if I could tear up the tile in the house and put down new carpet. I laughed when she requested this and then politely told her that I could not do that. Found out that she wanted me to remodel the place because she was going to let her brother move in and allow him to use her section 8. she had no intentions of even living there anymore because she met a new man and was living with him but didn't want to give up her section 8. LOL
