Hello Gang!

So, I offer a MYRIAD of Private Financial products for virtually any need, but obviously here for the real-estate industry.  One product that has been quite successful with the Investor community has been the ULC.  Yes, it's credit driven, and you can bring in a co-signer. 

Minimum FICO is 700; lines range from $10k to $200k+; normal 0% APR for 6 to 12 months (hence, free capital); rates range from 8 to 15% after; this is a revolving line for as long as you need it.

Think of this as if your credit-card has a limit of $25k, 50k, 100k, etc....

Some other great products are permanent financing for rentals, business rate/term loans, asset based financing, and all types of commercial both hard money and permanent.

Hello All!

Excited to be a part of this great web portal.  I joined a couple of days ago, and am hopefully already adding value to investors seeking funding resources.

I am a licensed realtor, but my primary business is "private capital" for all types of industries, but specifically here for the real-estate investorpreneur:)

On the asset/property side, I come across daily off-market opportunities for investors to acquire, both from a rehab opportunity or a buy/hold with tenants in place.

On the Funding Side, I have MANY nationwide lenders at my disposal. Everything from Unsecured Lines of Credit to Hard Money, Commercial, Permanent, JV/PE, Construction, Bridge, etc....

Not a myth, my friends:)  I can deliver this product, and have so many times to well established businesses/real estate investors. 

Our Unsecured Line of Credit will span from $10k to $250k, based on the qualification level. Minimum FICO is 700. You can also partner with someone to qualify for a larger line. Our product is like a credit-card, but with a large line attached to it. The best part is that the majority of these cards will offer an "introductory 0% APR" for 6 to 12 months.....so that's basically FREE capital for that period of time.

Allison, yes, long-term buy/hold is available from several lenders.  Options are a "blanket" loan on several rental properties to individual long-term loans.....meaning, 30 year term, 30 year AM schedule and rates starting at 6.45%.

There are lenders who will fund the purchase of an investment property, the rehab, and then automatically roll the loan into a 30-year mortgage automatically.
