A fund is offering middle market homebuilders up to 85% of cost on a non-recourse basis. Transactions from $5,000,000 are priced based on risk and builder profile but ranges from an 8% to 14% yield for transactions of 100 lots or less. Major metropolitan markets are considered for primary residences. Second home markets and resort areas will not be considered. Mixed use and condominium development debt is available for this non-bank program.

• Two bedrooms, one bath in one-story unit
• Two bedrooms, one bath each floor of two story duplex
• Tenant in place in each unit
• Positive cash flow – Rents are $500-$600 each
