@Rylan Lacey - let's stay in touch on this one.  We can certainly price this out for you, based on your Proforma.  Best case is a 30 year AM loan for now on investment properties.  40 year exists with Primary residences only.  5 year balloon under 7 is very doable; HOWEVER, since you're about 4-6 months out, who knows where rates are going to be, especially after the election.  I hope you plan to start advertising/listing the units for lease and start to secure deposits.
