@Ravi Gupta - where are the properties located?  Do they all have debt with the equity?

@Si B. - why hard money for rentals?  Are you purchasing and rehabbing?

These are all from ONE Seller.  All properties in the Southeast portion of the U.S.  

Not a fire-sale or in distress, just an Investor looking to retire and selling off the majority of his Investment holdings.

@Andrew C. - you need to be very careful here. Many of the previous responses have been correct. I had a client with 2 SFH that he wanted to cash-out/refi. He paid cash for the properties, had them rented by the room, once the appraiser came there, he notified the lender about the multiple tenants, and the loan got denied. All this to say is that unless the property is already zoned for student housing and/or you receive a special use permit, it's highly unlikely that you'll be able to refinance.

@Lucky K. - I finance conversions, hence, I represent investors/developers who will purchase if it meets their parameters.  Please shoot over what you have.

@Paul Christian Mendoza - what is your goal here?  To buy fix/flips, holds....?  What city/state are you planning to invest?

@Jay Kowalski - doubt very seriously that you'll find a buyer for a 3.6 cap MHP.  

@Marssie Versola - will your project be in CA?
