Small Residential Property Loans without Personal Guarantee

Hello,

I am looking for a lender who can lend on a portfolio of small home (5 duplexes) to an LLC, but without requiring a personal guarantee. Assuming ~9% cap, generally no issue to qualify for DSCR, but I am finding that many DSCR loans require personal guarantee in addition to my LLC being liable. I am wondering if there is any product that would solely underwrite the property and not look to me personally for guarantee. Looking for someone who can do this in North Carolina, but down the road other states as well.

If LTV is less than 50-60% then maybe can skip the PG except for bad apple acts. Your rate will also be most likely a few points higher but there are some we know who will consider it.
