Greetings. Getting ready to start a brrrr project and definitely looking for ways to increase the home value. My question is will painting the exterior increase the value of the home? I personally don’t like the color theres nothing wrong with outside.

Interested in purchasing a home and it has “eroding pilings underneath the foundation and It needs to be replaced”. I dont know anything about foundations. How “big” of a job is this, typically? Trying to decide if I should walk away from this opportunity or not.

Peace! I’m trying to find out how to truly analyze a home’s worth. I constantly hear analyze the market to make sure the numbers make sense, but where do I this? Should I solely rely on Zillow/Movoto/Realtor.com? Are there other sites that you recommend?

Greetings. I’ve been in the game for 1 year and currently own 2 tri-plexes. I’m currently in the middle of a brrrr transaction. I’m seeking another property to brrrr as we speak! As I’m looking for a home- I feel all over the place with no clear game plan of what I truly Want to do. i like the idea of doing brrrr’s and then I think I should flip. I then get confused whether if it’s better to flip a single family home and keep Multis, or or if I should just keep whatever deal I can find. How did you narrow down to what your game-plan was? Please help me.

@Chris Potter thank you for responding. Quick question, what if the house does need work? I have a deal with a duplex at the moment that would be great, and I will be getting it for a very cheap price. There is one tenant that is month-to-month so I’m not worried about him. The other tenant is there till June. Do I get the property and just sit on it? They were asking for 260, and then brought the price down to 245, and I offered to 210k.

Greetings! Is it normal to use a hard money loan to acquire an invest property that’s ready to go/doesn’t require work? So I’d borrow the money just to get the home and then do a cash out refinance later. Is that normal or is this a silly idea?

Greetings! I’m interested in making an offer on a home and in the description it says “home will not qualify for a conventional mortgage due to the eroding pilings underneath the foundation, however it is habitable. Pilings underneath home will need to be replaced”. Just exactly how big of a problem is this? This would be for a brrrr or flip!
