Eroding pillings underneath foundation

Greetings! I’m interested in making an offer on a home and in the description it says “home will not qualify for a conventional mortgage due to the eroding pilings underneath the foundation, however it is habitable. Pilings underneath home will need to be replaced”. Just exactly how big of a problem is this? This would be for a brrrr or flip!
