Depends on the market. Id be a lot more comfortable with $200/month cashflow in a place like Columbus OH (very high appreciation market) than somewhere like Cleveland OH (cashflow heavy market).

@Steven Gesis i think it could be very lucrative to make a couple airbnbs. Intel will undoubtedly have people that will travel to the plant from out of town for various reasons, and they'll need a place to stay. Most people I know prefer to stay in airbnbs for business trips, as opposed to hotels.

Check out Columbus and Cleveland OH, its a landlord friendly state, and there's tons of large corporations here, and more coming. Columbus is the fastest growing metro area in the midwest and appreciation is 8% higher than the national average. Cleveland has strong rents and heavy cashflow. There are tons of medical, and med-tech companies in Cleveland as well so plenty of jobs.

Depends on your goals, if you want to build a large portfolio, id second that @Eliott Elias said and buy with an LLC and refi with DSCR

Rent it out for now, its paid off, and in CA, so cant cashflow that poorly. You can also leverage it with a HELOC or something.

 Best case scenario when listing is to have at least one tenant paying at or above market rent. Its great for comps.

I'd look more at whether it cashflows when you move out. Even if it's not cashflowing with you living there, odds are it's cheaper than renting and you're building equity. And it's definitely cheaper than paying a mortgage by yourself.

I'm in Columbus OH, and with Intel, and others dumping billions into the surrounding areas were not seeing a dip. BRRRR's are definitely still achievable here. You can also utilize opportunity zones to get more out of the investment.
