Best investment strategies for The today market

What staregies are you guys using for a market like today?
Properties prices are correcting and some say rent costs are going to correct as well.  Cash flowing properties are rare with interest rates rising.

what are you guys doing to invest in this market?

Great question. For the next 6 months, I'm focusing on quick flips. Probably not going to start more builds. Want to wait to see what market does so I don't want large projects.

this is a good time to make offers on quality long term real estate. You can refi later, but sellers are getting scared now, so negotiate as the market shifts. Slip in multi option offers as sellers may consider seller financing or lease options and so on. 

other than that, I'm not sure.
