I personally am looking more at the long term buy hold Here in the city, though, the other options are definitely viable.

 You're local to a great market so id recommend getting an owner occupant 2-4 unit! This will cut your living expenses dramatically and you'll be building equity with an appreciating property.

    at 100k I doubt you'll find anything in Columbus, but you could find something in Cleveland and it will most likely cashflow more than 200/month

     Hey Johnnie, Dave Meyer wrote a good article about this. https://www.biggerpockets.com/... As stated in there, Detroit MI, Shreveport LA, and Cleveland OH stand in the top three. I work a lot in Cleveland and can say that at 120k you can find a lot of duplexes that will cashflow.

    Its definitely harder to make money building but that doesn't mean it cant be done. It kind of depends on your long term goals too.

    I would only wait until you find a good deal. There's no reason to pass up good deals that will make you money just to wait for another good deal in a year..
