Out of state investor looking to get started (OH or IN)

Hi BiggerPockets! I’m a new investor from SoCal looking to get started with investing out of state.

My chosen strategy is long term buy and hold focusing on cash flow and I am looking for:

- $100k or less purchase price
- Single family home
- Minimal/cosmetic repairs
- At least $200 in monthly cash flow

    I am considering Columbus, Cincinnati or Indianapolis. Is what I’m looking for realistic for these markets? Are there other markets I should consider?

    I’m also looking for agents in these areas — if you are one, or know somebody, please reach out. My intention is to make offers before the end of the year.
