I think it depends on your goals. If you dont own a primary you could house hack.There are tons of high cash-flowing deals at relatively low PP in Cleveland if you're looking to build passive income. Theres Great appreciation in Columbus if you want to make a long term play

Id rent at least till its paid off, why not have someone else pay off the rest of the mortgage? You could also look into a heloc as Remington said!

If you quit it'll be hard if not impossible to get a loan. Just something to think about.

 I would recommend getting a house hack if you can! If thats not something you can/want to do, talk to a realtor in the area you want to invest! Either way id reach out to an investor friendly realtor

Columbus and Cleveland OH both have tons of those. Just curious, why do you want an unfinished basement?

Not sure where you're at in Canada, but you could get a few properties in Cleveland OH for 300K especially if they need work. Most likely it's a fairly short drive if you need to check them out/do some work on them yourself. Cleveland cashflows really well too.

 I have a lot of people looking in Cleveland OH. Specifically near the major hospitals (Cleveland Clinic and MetroHealth both have quite a few campuses). There are also a few touristy areas up there that seem to get a lot of traffic. Columbus can also be good for Mid-Short term rentals. we have a good night life scene and large companies in the city.

 I will always recommend a house hack for your first buy if possible! If that's not an option, look into Columbus OH. Its the fastest growing metro area in the midwest, and has seen great appreciation, which is projected to continue over the next few years. If appreciation isn't your play, look into Cleveland. BP has it in their top 5 cashflow markets for 2023, and the point of entry is really low! https://www.biggerpockets.com/...
