Hey there Michael, I'd say check what similar places are charging on Airbnb around Holden Beach. See how often they're booked. Think about busy times and events. Adjust your pricing. Highlight what makes your place unique, like that cool playground. Look at the AirDNA vacancy rate and local demand and adjust pricing if needed. Calculate short-term vs. long-term potential, considering cleaning and maintenance. It's a bit trial and error so be flexible with things. While thorough research is essential, there comes a point where taking informed action is equally crucial. It will always depend on which market you're going to, the real estate market in the US can vary greatly from city to city and even from neighborhood to neighborhood. It is important to do your research and understand the market in the area where you are planning to invest before you make any decisions. Set specific milestones and deadlines for each phase of your research and decision-making process. This will help you stay focused and ensure that you progress steadily toward your goal of acquiring your first rental property. Start with a small investment. Don't put all your eggs in one basket and reinvest your profits as you go. Hope this helps!
